Bathrooms and showers were very clean. Felt safe at night. Customer service was always on point when we had to switch days and whenever I had questions they responded quickly if I emailed or left a voicemail.Tent site had a fire pit with a grill option side too. Not very soft in the “grass pad” area but we brought pads and air mattresses anyway so it was fine.Whole area was more compact than I expected which was good for walking to the bathrooms from our tent. Playground was super cool for kids. Pool was nice and cool but the shade started to hit by 5pm in August. Pond was muddy but we still found lots of baby frogs on the far side. Water tasted pretty soft and next time I would bring some Gatorade or juice.Store has coffee and some necessities in case of forgetting something. And ice cream treats!Overall, my 5 y o, almost 3 y o, husband, pregnant self and my sister in law really enjoyed ourselves!

Beautiful campground in the middle of the woods. Fairly far from highway noises, but did hear a train and some air traffic. Traveling North on I95, maps had us exit at #118, which is a quite a long way around on back roads. Would suggest exciting at #126, it is a more direct route.

We stayed in cabin 11 from Sep 10-12 for KOA appreciation weekend so it was nice to get a free night. Our stay started with the wrong foot when I found a HUGE yellow stain in the queen bed mattress (had to sleep on the opposite side of the bed to avoid it, yuck). The mattess pad had pet hair and a bug before I could even put our sheets on so maintenance had to come and exchange the pad for me but they left the mattress even though the clearly saw the yellow pee stain. My chldren enjoyed the fishing pond and mining (however, each rock bag was too expensive at $23 per bag!!!). It was great for the two nights we stayed otherwise we would have ran of things to do. The pool was fun and well mantained. No hiking around and the campround is small even for a night walk with the kids but it was perfect size for my children to ride their bikes around in circles. The teether ball was a big hit with my children age 12 and 7. The barrel choo choo train was super cute. They had rock painting on Saturday so that was fun as well. The grilling area was clean and the grill itself did not have any leftover food which I really appreciated. Their website says they have pedal boats in the pond but that is no longer accurate so they need to update their page. They claim that the futon bed is a queen size but it is actually a double so dont bring queen size linens for that if you plan to use it. There were a lot of mosquitos so it would be nice if they could spray the campground. If you come BRING: MOSQUITO REPELENT, fishing rod and worms, bed pillows, dishes, cups, hand soap, bed linens (2 twins for the bunk beds, 1 queen for the main bed and 1 double for the futon), a bath rug, bath towels, paper towels, pots and pans. The cabin HAS: trash bags (1 extra only), cooking utensils, cutting board, eating utensils, toilet paper, shampoo, hand soap, propane grill, keuring (2 pods decaf and 2 regular), small refrigerator, sink with dish soap and a sponge. Note for this KOA owner: Please add the signature KOA jumping pillow because my kids love that thing and it was not present at this KOA.

I wasn’t going to leave a review because I figured someone just didn’t do their job and clean the cabin but since the manager called and left a voicemail basically accusing us of lying, (I do wish I could attach her voicemail and if I can figure out how I will), here’s my review. We walked into the cabin and it was literally full of hair. It was late at night so I couldn’t get good photos but I could have filled a grocery sack full of human and animal hair. It was so gross. The twin mattresses were absolutely disgusting. Super old, had all kinds of hair and filth on them. Also we’ve been on the road a month staying at cabins and we always feel safe but we didn’t feel safe at all. I won’t go into detail but there was no way in hell I was staying there with my children in that cabin. The sad part is when we pulled into the grounds, I commented how nice and spacious the RV spots are. But the Cabin was just horrendous. No exaggeration at all. It was AWFUL.

We had a blast. We rented a group site with other friends and had the time of our lives. 16 kids and 9 adults we spent the day enjoying the ourdoors. The best part the kids could shower at any point in time even though we were camping in tents!

Had an amazing time. Staff was so friendly. So far our most relaxing vacation cabin was great and spacious. Very quiet lots to do if you’re into camping maybe 1 negative was just placement of fire pit. It was right next to neighbor. Barely even qualifies. 5 star service easily. Check it out and thank us later!!!!!!!

WOW, we’ve been to a lot of KOA’s and this one trumps them all. Meticulous kept grounds, trees & abundant flowers. The office and store-amazing! It’s clear the company that owns this cares, and so do the employees. Lynae in the office was so sweet and welcoming, loved chatting with her! The store-actually professionally merchandised with adorable items and displays-never saw such care taken at a KOA-kudos to the manager who cares so much! I appreciate attention to detail and this KOA spells it. Can’t wait to stay again.

We had so much fun at this campground. Our kids rode their bikes, played on the playground and rode on the barrel train ride that took them through the campground. The people working at the KOA went above and beyond to make sure we had a great stay, they were all so kind and friendly, even stopping to chat with us on their off time, as most of them live at the campground in their campers. We packed up a day early due to rain coming in that evening, with three kids and two dogs, we didnt want to deal with wet stuff and mud. They noticed us leaving and stopped by to check on us, to make sure everything was okay. They keep the campground spotless and take great pride in their jobs. And it shows. We will be heading back for another week long stay in August and we cant wait!!

I thought the site was nice and very well maintained. The showers and Bathrooms were immaculate. The issue is with cell service. It was horrible. They had WiFi but it, was unreliable and spotty. Its the only reason it didnt get 4 stars

Booked my campsite for this past weekend months ago, as did a friend of mine. We were booked close by and told the person we talked to we were camping together and noted it in the computer.Arrived Friday to find out my site was at the opposite end of the campground,. The manager had moved it, for whatever reason. They offered no explanation and they stated there was nothing they could do. This was not a positive experience and offered no compensation for their screwup. Will not be going back.

The service at this KOA is terrible. The employees are not friendly and make a big deal out of minor issues. Poor wi-fi (we work on the road) and zero cell service in the area. Do not bother staying here for one night, because right after check-in the pool closes at 7. For almost 100 bucks a night, it is not worth it as a holiday KOA. I have stayed at many and this is more like a journey, but with nicer sites. The only saving grace is they have a decent camp store and their sites are relatively level. I am from this area and stay here frequently as we travel in our RV full-time, however I will not return again. As long as you are prepare for these things, Im sure youll have a decent time. TLDR: decent resort with mediocre staff and amenities.

Not a Holiday KOA. We reserved 2 months in advance for our 35ft 5th wheel to spend time with our family in VA. Our campsite was situated on the road in the middle of a tiny turn around loop--all gravel. Barely enough room to park the truck and have a picnic table. The fire ring was literally 18 from the road. If someone drove through while we were eating, everyone had to get up from the table and move! The dog was on gravel the entire week. We requested another spot and were told they were sold out and couldnt move us. It was clear by their attitude that it was too much work for them to help us out. We offered to pay the upcharge for a patio spot--nope. They suggested we move across the street to a pull-through that was in the direct sun and not better--certainly not worth up-rooting the hookup, etc. Every single campsite around us was empty at some point during the week--one directly across from us that could improve our experience had 4 different overnighters with smaller rigs--the rest of the time it was empty. The entire campground was never more than 25% full. We swam once in the pool but when we noticed a scum ring around the top, we nixed that. Never saw anyone testing the water or doing maintenance. There were no activities planned and when we asked, we were told to talk to the manager. The wi-fi was horrible despite the booster being directly above us-- it was non-existent after 7pm. Literally felt like we were in a parking lot. Vacation was ruined and certainly not worth what we paid--family didnt want to visit with us. Will not recommend or return. This campground should be downgraded to Journey.

Stayed here Saturday the 1st of may. Upon checking and getting my spot it was right between and on top of two other campers who had already checked in when I got there at noon after I specifically asked not to be next to or on top of people when I made my reservation. So I go to the office to get another site which costs more as it has electricity. Or supposed to as my cell phone charger wouldn’t stay plugged into it. . WI-FI is completely useless. Shouldn’t even advertise it. The pond looks and smells like a sewage pit. Quiet time is not enforced. Drunks playing cards and yelling and cursing to well after 11pm. I won’t be back

KOA is nice and huge pull thru site for our 35 ft trailer. I also appreciated having a bit more privacy than usual. Clean, nice park.A couple of stars off for Wi-Fi access. We work on the road and depend on parks to have Wi-Fi when they say it is available. The park wifi didnt work at all at our site and there isnt anywhere comfortable to sit by the office to try and work. We ended up buying a more powerful hotspot and it kinda worked. We mentioned this issue to a lady in the office and we were told it is what it is. This KOA is managed by a large company. They could invest in some repeaters to strengthen the signal.So great park to get away from it all but if you need to work, I would look elsewhere.

The KOA campsite which we were located in was noisy, crowded and lacking in recreational activities outside of a kids park. Although we were near a highway, the internet service was horrendous and noise was deafening. While some parts of the campsite were interesting, it had no natural activities to partake in. No hiking trails or long distance walking roads were established. Over all the entire experience was lackluster. If you want a quiet, recreational spot to spend a few days away in, this is not your stop.

The campground was fantastic. It was rural, quiet, and clean. The showers and restrooms were also well maintained.Unfortunately, the current management is terrible. They often complained about us visiting the store, and complained about any noise what so ever whilst we were camping.

Stayed here for a night during march break of 2020. Yep, when the pandemic was fairly recent. Nevertheless, my stay was not impacted by the pandemic. I had some fun, took some pictures, looked at the beautiful view. Although I wish I had more time to explore around the place and go for a hike. Hopefully next time🤞😉

The site is great however the electricity keeps going out, we have to go back outside and plug everything in again. However on another note, second night with an annoying neighbors RV that does nothing but make noise all night long. It sounds like a car trying to start all night long every 2 minutes. Wish someone at the campground management would have said something yesterday before night 2 started. It’s got to disrupt everyone around us. It’s awful have had no sleep and can’t wait to be out of here.

My family loves weekend camping and enjoyed activities in the campground but not until we spent our worst experience at KOA campground, 7400 Brookside Ln, Fredericksburg VA. Our camping Spot has no electricity and water faucets. There is a water drainage issue which is very unsanitary and possible sanctuary of mosquitoes.At first, we just ignored these issues and focused on the activities that we planned for that weekend of April 17th, 2021. The manager named Stephany Haviland was very very RUDE. Actually that description is an understatement of how she treated my family and my friends. I cannot find an excessively worst adjective that appropriately describes her very unprofessional and disrespectful handling of campers. The other staffs and office personnel were nice and welcoming but Stephany was not performing her job description well.She even talked to our neighbor who is a Hispanic and asked the guy if he was part of our group. Stephany discriminated our group and the people of color.

Campground was a muddy mess 2 weeks ago when we visited. No cell service and wi fi is a joke. Some washing machines didn’t work and were not posted out of order. This was like this month ago when we visited.Manager Stephanie Haviland was very short and curt every time we encountered her. We posted our concerns on KOA review and were contacted by her asking us to never return. I’ve never been treated so badly by any so called manager in my life.

Roach infested large cabin. My sister was offered a 10% discount on the room due to defective floor boards. Instead, they triple charged her. We were told the floors were not a trip hazard, and they would cover them with rugs. The floors were terrible, the rugs did not prevent tripping!! Sliding doors falling off . Loose stone paving outside, stepped on it, it flipped up, lost my balance, almost fell, twisted my back. The smaller cabin had none of these problems. Office personnel said the roaches were coming up through the floor. They also said the cabin next to ours had the same issues and they needed to be torn down. Propane gas grill was filthy. Clothes from previous camper was left on the floor in the bedroom indicating the cabin had not been cleaned or checked. Needless to say, if you go there, stay in your own camper or tent.

This KOA is in a great location, and has good facilities. I would like to recommend this KOA, however I have never been treated more poorly by front office staff as I was at this location. First off, my group was told by another set of campers that they overheard the front office staff telling their workers to keep an eye on us. Additionally, I attempted to purchase wood and was denied the quantity I wanted. I had my white friend go in and see if he could get the wood and he had no issue obtaining it. Lastly, Gretchen, a front office worker, left me a nasty voicemail over an issue that could have very easily been solved had she just walked the few hundred feet over to our campsite and asked. I was treated exceptionally well by the support staff at this KOA, with some even giving us hiking trail recommendations and helping us get wood early one morning. Personally though, I will not be returning here as I was treated poorly for no apparent reason.

What a little gem we just happen to stumble upon for a quick weekend getaway! Everything was clean including the showers and bathrooms! Staff was super friendly and welcoming. My 8 year old loved the gift shop and finding all the fossils and gems in the mining. We had a fabulous time and cant to wait to enjoy another weekend here to relax and enjoy my kid!

They gave us no time said they werent extending it anymore... first excuse was they were doing construction behind us... then qe asked to move in the front and they said no qe didnt have a truck... we have a truck but the worker takes it home everyday. and we are quiet. Work everyday..I think its messed up that they have you walk your dog on the pet walk and its like 3 sewage ponds right behind camper. And on path. You can smell it everywhere. With septic lines running in the overflow creek.. not safe or hygienic. Please dont go here. Rude.. small. Smells. Over priced..

The park was beautiful, Staff were friendly and very helpful. Family friendly park, with lots to do for the kids. The only negative thing I can say is the WiFi is horrible, so if you looking to do a working vacation, make sure you have a hotspot and a cell booster.

Had trouble checking in . check in is 12:00 we got there alittle early so we had to wait till 12:00 was told there was someone in our site they purchace an extra hour. So that was upsetting so while we waiting there was no one in our site. Then we wanted to face our sons camper and we couldnt do that, and the attendant start having an argument with my son that I stop real quick. He did come back later and give us two bundles of wood. Then the next day my family went and sign up for the scavenger hunt and one of the workers was taking the clues down. It starts at 10:00 they was doing it at 10:10. Wow. So sad with this place. I had more problems but I said enough

Great wooded space. We arrived late 9after hours) and our paperwork clearly posted. Being a holiday we were without a host for over 24 hours. The grounds were so clean...showers were very clean. When we did go into the office to ask questions she was new to the area, so we were on our own to explore....location is perfect for all there is to do in Fredericksburg. Will be back!

This was our 2nd time at this KOA and we will definitely be back. Its conveniently located for us to visit relatives in the area and it is a nice campground. Very clean, lots of staff overseeing during regular hours. The only reason it didnt get 5 stars from me was that there was an extended family in a kabin close to our site who had no respect for any of the etiquette of camping (ie, they walked right through our site between my niece and I, and my RV) which I did ask them to refrain from, but they had no respect for quiet time either and were having a raucous time around the fire until almost 2:00 AM. Since the office is closed we had no means by which to register a complaint and they left the next day. With all the staff available during the day its too bad there isnt someone patrolling at night to prevent such an incident.

We are doing a weekend trip here with the kids. We read reviews before booking and glad we did give it a try. Its a smaller KOA compared to others we visited in VA, but we are having a wonderful time. This place is definitely for those who want a laid back time. There is a catch and release pond that many are fishing at. We rode bikes and there is barely truck traffic all around which is nice for the kids. Camp store staff was very nice and we got some fossil and geo->caching kits for the kids and they enjoyed the playground. Our site is near the pond and everything is in walking distance. I guess this may be why golf cart arent allowed. I gave this a 4 because the wi fi is working, but is spotty. However, I have Verizon and my cell service has been fine. Its also not right off I-95, but is not too far from an exit. We would stay here again. The bathrooms and showers at the Camp Office were very clean.

I am giving this a two star due largely to the wifi service and cable being TERRIBLE.If you have an RV, what really do you rate a campground on? You rate it on the connections they provide for a full service hook up site, in addition to the location/ambience.KOAs are accepted as large parking lots, this one does not differ as they pack the sites in; what you expect from a KOA to make up for the sardine effect is stellar service. Well the wifi NEVER worked and the cable was fuzzy at best. TERRIBLE!!!

Excellent RV park! Price for dumping is not well above average at THIRTY DOLLARS!!!! If it werent for being in extremis after the State Park closed their dump station (we camped there), we would have left and dumped elsewhere. Sites look like KOA size and layout you get everywhere else. Not much else to choose from in the area, either, soooo.

This KOA was OUTSTANDING! We rented one of the Air conditioned cabins (12). Friends of ours rented the cabin next to us (11). Super Clean and everything worked. No bugs at all. There was a gas grill provided. It was in great shape. The staff was above and beyond accommodating and friendly. The store has everything you need in case you forgot something. Tons of activities for the kids. This is going to become a yearly tradition from now on. I cant wait for next year!

We only stayed one night but the Resort if very nice and clean. The staff was very friendly. It is a few miles off of I-95 but easy to get to following either your GPS or the signs leading into the KOA. The restroom/showers were clean. This KOA is big rig friendly as well.

Next to race track and railroad, so it was loud. Though facilities were clean and staff were helpful.

Unfortunately we didnt get to see the Campground in the daylight due to our travel itinerary but the office staff was extremely friendly and helpful. They escorted us to our sight. Site was a decent size and had everything we needed. Bathrooms and showers were immaculate A couple of miles right off I-95. Would definitely stay here again
