Very noisy with no mufflers on several vehicles. A wanna be upscale campground. You cant trust anything they say. They promised a friend they would store his motorhome for 65.00 per month while he was in a nursing home for rehab after a hospital stay. When if came time to store it they said no and that they were cleaning out the field for construction. Seems like they make up rules as they go.

WORST PLACE IVE EVER STAYED AT!! DO NOT WASTE YOUR MONEY ON RUDE HEARTLESS PEOPLE!!!If I could give negative stars I would. Management is VERY VERY RUDE.. THEY HAVE NO CONSIDERATION TO OTHERS, nor any understanding that things happen in life! Had a misunderstanding with payments, thought my husband took care of it.. When I tried to fix it they would not even allow it.. I’ve never ever dealt with people who wouldn’t work with you when you didn’t realize there was any issue & try to resolve it.. I tried paying all & a month up front & they tried to say my RV was “too old”, but they have some there that is much older than mine.. So clearly that’s a lie! It’s just them being heartless & cruel!! I have a dog & 2 cats & they just cut off my power in 100 degree heat. Pretty sure that’s illegal without a notice!

We were not off to a good start here. Arrived after hours and they had us in a site a pup tent would have been tight. Were a 30ft travel travel towed by a 3/4 ton truck. Called emergency line and Ed we assumed was on call for after hrs. Found a place for us only to have to move again. Our premium pull through was adequate. Couldnt pull thorough because permanents park in the way. Plus side: Ed Patton. Down side: one shower, super tight spaces. Lesson learned; dont believe website.

There are two distinct areas in this park. The mobile home park and the RV park. It appears that the mobile home park is well taken care of. Everything nice and neat.The RV park not so much. Anything goes in the RV section. Some of these RVs have not moved in years. Some are not currently registered and probably can not be moved.Entire families living full time in this park with everything they own inside and mostly outside of their RV. One RV had built a shed behind their RV and installed a washer and dryer. Another family had huge outside furniture on their site.Across from our site was a dog walk. However at night when everyone comes home, thats where everyone parks. The sites were on top of each other with no room.We were supposed to stay for several days. However we woke up the next morning and visited another park.Came back and moved the motorhome to the other park. We didnt even go to the office and ask for a refund, because we didnt want to spend another minute in this park.This park is park of the Sun RV Resorts communities which we usually enjoy.

I stayed here in the RV park for 10 weeks while taking a training class. As for the RV park, it is exactly what you see. Sites are a little tight, but the park is quiet. The staff is great. Every time I stopped in the office to pay a bill, get a package, or ask a question, they were a pleasure. Always friendly. I enjoyed my stay here.

Great place. Love the park and the cleanliness, the pool makes me happy, game spots, and close to the beach.

We were there for one week.Although it was April, this park was still packed and choice of sites was very limited.We have been in many Sun parks, and this one seemed to be a bit at the lower end of the quality scale.We had a nice level patio site, but not much room to park the tow car. This is not a 55+ park as there were lots and lots of kids around. There was boombox rap music at the pool and performance tuned muffler cars abound at anytime of the night.The park though is nicely located near the Sarasota/Bradenton beaches!

Amazing place! Clean, friendly and fun!

Stayed there for 2 days. The grounds were nice, everyone around was nice. The spots were much tighter then we expected. We checked in on a Sunday and nobody was there, they didn’t leave a packet out for us, luckily whatever number we called someone answered and was able to direct us to our spot. The area surrounding the grounds are a dump. Probably wouldn’t stay there again.

Not like it use to be. So on that note..Pro:PoolCoin laundryCentrally located to shopping and BeachesCons:No process for checking in after hours. Left message with 800 number and received no call back. Luckily we made it just before office closed.The front desk clerk was rushing. Basically gave us a map and said this will get you there.Site(this will read like a bad novel)Once finally finding site.(we parked rig until we found site roads are paved but very narrow) we were disappointed as site was tight to get (we have a 20 ft rig with 1 slide)We couldnt use the cement pad to park on as it was too narrow. Then we had to ask the full time campers to move cars. I did go to office to change sight but was told nothing available just use the grass to drive on. After some Austin Powers moves we were parked.Base pole for hook up was loose and water hook up was ground level making it hard to attach hose. Sewer pipe was next to h2o and exposed wires sticking out of ground. It took some Macgyver ingenuity but we got it done.Our 6 week stay..They put us in between full time residents. The couple next us in there lovely rig worked late nights and would park his high school Harry truck within inches of our slide. Smelling of oil and gas we had to keep the windows shut. It eventually broke down and just sat there leaking oil into the grass.Bathroom facility...Well the safety combo on the bathroom doors are the same for all the bathrooms. The number is shared like popcorn on movie night. We witnessed on several occassions vagrants and non residents using facilities. One night my husband walked in and there were five guys sharing the 1 shower. Shower rooms were dirty. The tp dispensers were empty with one roll placed on top of dispenser. Hair clogging drains.I could go on but those are just the highlights. Do yourself a favor GO SOMEWHERE ELSE.

This place is very nice. Friendly staff that go out of their way to help. This is a community, and everyone is friendly, out walking riding bikes. This is a home away from home! Pool game boards and an activity room.

This place is a dump. This is not going to be a nice review. My husband attended the RVSA (Recreational Vehicle Service Academy) in Palmetto. The school gave us a list of parks to stay at and Arbor Terrace was one and they offered a 20% discount. My husbands class was originally going to be from January to March and when I started calling around we had a hard time finding stays because of Snow birds. I reached out to Arbor Terrace and was told that they could take us but it was going to be $2500.00 a month but if we would be able to change my husbands school date they cold get lock us in with a rate for 500.00 monthly and we would pay the electric bill. I asked what kind of sight it would be and I was told a premium pull through sight. I asked what the cost of the electric bill would be and was told that they have never seen anyone be charged over 50.00 a month. I get online and see one picture of the resort and that was of 1 pull through sight with no other campers there. I was told I needed to reserve my spot with a $250.00 deposit in which I didnt have an issue with. We arrive on our scheduled date and it was pure hell from there. What normally takes us 30 minutes to get us set up now took us almost 2 hours. The sights were so close that I could open up my emergency window and touch the motorhome next to us. We walked back to the office and asked if they had something different and we were told no. We started to look for another resort to stay in and most were full and others were wanting the $2000.00 a month. We decided since they had rented to space next to us to someone that was also attending the school that we would just stay put as we were now kind of wedged in. The motorhome next to us we then find out is a Airbnb Rental, people in and out all night long. They had one tenant in there that left their dog locked up outside the poor thing barked all day long and after 3 days I finally went up to the office and told them I was calling the Sheriffs department. I went to pay the next months rent and electric and asked why the rate had changed and why our electric was $97.00 for 15 days I was told because they went into summer months and I just consumed to much electric. I said that I had a deposit that was put in to lock in my rate for $500.00 a month and wanted to talk to Sonja that I had been working with her and asked if I could speak to her. I was told she wasnt available but was sitting in the back office where I could see her. I called the electric company and what they are doing is charging double the amount the electric company is charging.We started using the pool about week 2 after we were there I dont think it has been cleaned in months. And I asked about that. And was told it was cleaned 3 times a week. A dirty film of grease on the top the entire time we were there and food left for weeks by the pool side. I went to the pool early and stayed most of the day And not one time did I see it get cleaned out. The school where my husband stayed asked how everyone liked where they were staying and 9 people spoke up and complained. The VP of the company is named Mr. Dietz, and he never returned my calls or text message. Guess he doesnt care his place is being run down in the ground. The problem is that people will always come here because they may not have options. But the least they could do is keep the place clean and not put so many people on top of each other. I would never stay here again and I will continue to tell people that attend that school to stay away. It is worth a little more to go to a nicer place.

Must be a great place for older folks who are looking for a place to stay short term or long, but Ill warn young families to steer clear.At first it seemed like a decent place however we got several judgemental comments (including from staff members) about our older coach and our kids running around unsupervised as they claimed. After getting a written warning (no verbal notice or even communication, it was out of the blue) about our porch being messy and our kids being unsupervised, we were told our spot was reserved next month. After asking if we could reserve another spot the office lady then told my wife that they had too many problems with our children and that we were negligent parents, and our rv looked like trash.Its not like our kids were running around with spray paint. They were riding their bikes.... Save yourself the insults and judgement and find somewhere else.

Great place love the pool

Nice well maintained park. One side of the park is for short term stays and the spots are very close together. The other side of the park are more long term and snowbirds with large lots and rental cottages. The amenities are good but prices are higher than we are used to. Overall we would stay here again.

NO RECYCLING! This campsite does not offer the recycling service to its residents !!! Its a shame! Many campers are outraged to have to throw everything in the trash when you know that recycling is so important ... 🤨

The sites are very close to each other, very little privatecy .other people that lived there were very friendly , the office people not so much...... not very helpful. it felt like you were bothering them .

The manager here Sonia has been nothing but accommodating and kind not to mention her staff especially Luce I recommend anyone to come here on vacation it is beautiful clean inviting and safe the staff here are amazing a very attentive

This once was a great place, now they dont even answer the phone.Edit: I tried again and got to an answering service that hung up on me. Second Edit: Five months later and they still dont answer the phone.

The people were all really friendly.

First site was flooded with six inches of water. Receptionist said to choose any other site on the same flooded row of site and come back to change the site. We found one that wasn’t flooded or trashed out, then circled back to the office where she reassigned the site and changed the hang tag info. Went back to the site and leveled the rig. Got out and started to open the pedestal and the panel that holds the outlets literally fell out of the pedestal, dangling by the 20 amp plug in wires. Plugged into the other side and took a picture. Sent a message with pics of the pedestal. The manager called and asked why we didn’t like yet another site? It was flooded too. I passed on her offer for me to move to yet another flooded site, and asked her to just not rent the other site next to me.UPDATE: The park evidently tried to repair the pedestal while we were gone for the day. We got back to the RV and noticed the power had been off, as the microwave clock was not set. I didnt think to check the cord and pedestal, as it was working, and it was late and all we wanted to do was go to bed. The next morning we got up to leave, and noticed the power conditioner we have in-line had been damaged, the cord pulled from the plug and barely still attached. See the picture. We called the emergency number, and was promised a call back as soon as possible. When we got no call, we went to the office, but it was closed. We had no choice but to leave to stay on our trips schedule.I was lucky and the area True Value hardware store happened to have the correct replacement 50-amp plug, preventing me from having to replace a $200-plus cord. Im out $25 plus the hour it took to replace the plug end.

Awesome Staff

This is a great park! Wonderful amenities...bathrooms are clean, pool is small but adequate for leisure swimming. Office staff is always helpful. Sonya does a GREAT job at operating this park, and I find is improving the park year by year :)

Really great people in the office, they were so nice and helpful. Stayed in a rental cottage which was nice except 3 days before my stay was over we saw a rat, which then proceeded to get into food that had been on the table and counter. Called and told the office, and someone said they would put in a work order for someone to come take a look but as far as I know, no one ever showed. If not for the rat would have been 5 stars but alas cleaning up rat dropping on my vacation isn’t exactly my idea of a great time.

Stayed here in August, place was nice. It wasnt crowded at the time we stayed, it was quiet and clean. We had a nice lot for our motorhome. We plan to stay here again in the future and hope its the same experience.👍

Beautiful park. We loved our cabin- easily slept 5 adults. Had the extended family (6 more) over for breakfast and we all were comfortable. Loved having the washer & dryer there as well!! Would definitely go back

N that is aplace to live whit nice people around there now we buying our own place whit alot of land , more ahead i going to make 2 station for 2 movil home wather and electric bill goin to be inlude on the lot rent whit bery reasonable price, my poin of view i cuz we travelling some time n i dont like to live tha beautiful place alone so me n my wife speaks to the LORD JESUS and we dice to helping the ones like to park the mobil home on the future station but we apologize if we check back ground plux ned to follow JESUS and had bery strong testimony whit good recommendation from the pastor of the las church they attended so GOD bless everyone dont forget pray for our president and this beautiful nation. This place is the best! They have a nice pool that is walking distance and they have so many events that everyone is able to attend.

This is a great RV park. We stayed while building a new house. It was a good experience. The staff was very accommodating as the house was delayed and our schedule kept changing. The park is kept up very well and the other residents are friendly.

Thank you to Ed for everything he did on Easter day....hope he didnt miss Easter dinner.... Absolutely loved the cottage rental and will definitely stay there again if needed.....

Great place. Rental home was spacious and included great amenities, even had a washer and dryer. We cant wait for our next visit.

Saltwater pool although small it is fun. The laundry is conveniently located right by the pool which makes doing laundry slot more fun. Bathrooms at the pool have locking coded doors so dont forget to take your code. The office is closed from 2-3 pm but the emergency number produced a maintenance worker to fix our electrical pedestal breaker fairly quickly. Make SURE YOU HAVE A SURGE PROTECTOR! Not just here... everywhere. I was so glad I had one when I heard the sparking coming from the pedestal. The Ibis Stork that walks around the park is fun.

Not a lot of shade here. Average park, small pool. Not much to do here compared to some other spots we have stayed. Who cares tho, if you RV you dont spend much time hanging around home. Good location, close to a lot of stuff within 10 miles. Traffic around the surrounding area is quite heavy but not too bad right outside of it

Very nice place! We loved it an going back soon. And the town of Bradenton is great! Lots of places to go. And let me say, Restaurants ; Duffs Buffet the place fried Chicken Ive ever had. And the place to go issssCodys Roadhouse It was fun an the food go before 4:00 pm Prices are better. Highly recommend

We recently stayed the week at Arbor Terrace and stayed in the 2 bedroom cottage! It is just like staying at home! The staff is amazing! The community is really nice as well! This is our new home away from home! We look forward to coming back next year!!!

This is a very nice park. There are several seasonal/ residential inhabitants that were all very friendly. The premium site was level and there was a nice concrete patio area.

Parked my 40 RV here for the month of January. It is a clean and beautiful park to stay at. The other residents are friendly and many are seasonal or annuals. I will probably be back here next winter, and would have stayed longer if I didnt need to use the RV for work! Nice pool, pet friendly, onsite laundry.

This is our 4th stay here. Its close to everything and inexpensive. We have everything we need supplied for us in the cottages. Friendly neighbors but yet privacy. We even have our dog. We love it here.

Centrally located RV park that also has small houses for rent. Our house was well equipped with stove, fridge, washer & dryer, wifi and very spacious. Sonya and Luce in the office were friendly and helpful.

Charges against my card were misrepresented by Sonya who identified herself as the manager of this resort. After I contacted her and received no acknowledgement of error or intent to investigate the ‘error’, I contacted sun rv resorts insisting on action, was refused phone number to speak to sun rv resorts administration, could only depend on company rep to forward complaint, which I doubt ever happened. I contacted Good Sam because I booked at this resort based on their recommendation, with no action from them as well, except recommendation to write a review and give poor rating, which I am doing. I am looking at between 100 and 200 dollars charged without authorization and was misrepresented. I don’t even want to give a one-star rating because of this matter. All I can say is BEWARE of this resort.

Arbor Terrace is the best community hands down the employees do everything possible to make you comfortable the events they have are fun the food is awesome and a huge shout out to Sonja, Amber,Luz, Charley,Ed,and just everyone, love ya all!!!!

Extremely small spot with unbelievable antiquated sewer hookup (rubber hose with hose clamps) Poor Dish network reception due to tall trees in southern sky. I will not stay here again Passport American for 6 days only depending on season. Belongs to Sun Communities.

Loved it, the pool could be open later than dusk though.

Expensive for the space you get, you can touch your neighbors, no picnic table. Crammed in so tight, cannot even move. Really expected a much better place for the price. Need passes for the showers and restrooms and some kind of tag to use the only pool which was not given out when checked in.Very disappointedWill not recommend this place to anyone

We have stayed at several RV resorts in the area. Arbor Terrace is so much nicer by far! It is large dog friendly and majority of people are diligent to clean-up after pets. The grounds are maintained even in summer, which you wont find at most other resorts. Close to restuarants, walmart, Target, dog parks. Overall the best campground we found in Bradenton ! Brenda

The bed really hurt our backs, we did not get adequate sleep for the 4 nights we stayed in one of the cottages. A few good things though were that i was able to cook and store food for my family, which you cannot do in a hotel. They had the pool and a small gym. We had our own room separate from the kids and was able to do laundry when i needed right there in the unit. You do have to provide EVERYTHING except cookware. Trashbags, dishsoap, extra toilet paper. I wouldnt stay here again due to the bed.

Good place for living! Older than 55, but really nice place.

Look out for folks rolling thru stop signs! I visited with a friend and his neighbor, both very generous, showering our family with blessings!

The sites are the tightest we have ever seen. Absolutely ridiculous. Also lots of full-timers and questionable, dilapidated rigs.

Photos are cleaverly taken..there is no lake! And they dont show you the section called the dirt leg which is where they put us.after seeing all the pretty pictures they took on the other side of the road! We paid for a premium pull through.we got a pull through and trust me theres nothing premium about it,the lighting in the park is all solar,so after 2 hours of dark theres no light at all! The whole back corner has no lighting at all..i could go on but whats the point..we wont be back next year..

On the internet that says its a five-minute walk to the beach its more like a 20 minute drive with the car to get to the beach so theres a false advertisement online to draw you here saying that this is a great Resort when the area is nice but its not as close to the water they make it sound like

My wife and I come from Austria to visit my family (I Am a U.S. citizen) and we have stayed at this resort three times and every time we’ve had issues getting our deposit back. The last time we was there, December 2017, they put in their record system that our deposit was returned „cash“ but it wasn’t! In fact, we was told it we be returned back to our credit or debit card (cause we used both to pay for the cottage). Needless to say.....we won’t be staying there anymore.

If you like drama and people in your business and loads of BS youll love it here! The park is nice, nice bathrooms, showers, pool, fitness, etc. And there are SOME nice people there. But I wouldnt stay there again if it were free! Everyone, including staff, dont have anything better to do than start a bunch of drama, spread lies on innocent people. Terrible, terrible lies. They pick and choose who stays and who goes and if youre not in their little drama click they will make up rumors and do whatever they want to make you leave and they dont care if you have a place to go or not. You will have to be out in 24-48 hours. They spread a rumor that my family was deficating outside in buckets and showering outside when for one we had a working restroom in our rv and two, there are restrooms and showers available there and last but not least, we are not animals and how damn degrading can you get! Then they tried to give us $50 for our dog and when we ignored their stupid offer they called animal control and said it was being abused and animal control told us they posted a bunch of BS on line about us. The corporate manager screamed and cussed at the top of his lungs at my daughter for no reason what so ever until she was crying so hard she couldnt talk to tell me what was wrong. Theres another lady thats been there 3yrs that they decided her rv wasnt new enough. Shes single and works 3 jobs. So she goes out and finds a new rv and shows them and ask if its ok. They tell her yes so she buys it then they turn around after the purchase and inform her they changed their mind and she had 72hrs to move out of the park. Poor woman was crying and a nervous wreck because she had no idea what she was gonna do because the rv parks are all full this time of year and working 3 jobs she didnt have the time for all that BS. Its absolutely ridiculous there so take my advice and dont put your family through that hell! The one star is for amenities btw.

Nice clean park. Met some very lovely people and a few odd characters. Learned some lessons about nefarious contractors. When in Florida careful who you hire to help you. Get it in writing and make sure they really know what they are doing. Aside from that.. really nice park fyi this isnt camping in nature..youre packed in like sardines. Mix of fulltime residents and travelers.Most of the staff are outstanding Luz in the office is a total sweetheart and Amber always a smile and a friendly face. Sonya runs a tight ship and there are constant upgrades happening all over the park. Ed is a super nice guy and was the first staff member I met and as a first time RVer he made me feel really welcome. Really great group of people here.. Sadly every great bunch has 1 bad apple a the manager of maintenance Todd decided for some reason he didnt like me. My best assumption since he lives on the property he really didnt want a neighbor. Who knows. Though I hardly spoke to the man his rude behavior bordered on harassment. I hardly said two words to him yet he felt the need to say in passing I dont like you I was shocked that a grown man and an employee who lives on the premises would go out of his way to be rude to a total stranger. Thankfully they moved me to the other side of the park for the rest of my stay.I would definately rebook here the good apples both amenities and people far outweigh the bad.
