This management company is absolutely horrible. They do not take care of the gates and will have you locked out of your community and unable to come and go from your home. When you call them they will tell you that your gate is broken when in fact they’re just giving you the code to another community. I had to resort to calling the police to get them to let me into my own community.

If it was possible to give zero stars I would. Weve had this hoa for 2 years now and honestly this is the worst Ive ever seen. High turn over of employees, incapable employees, no follow up, no concern, no follow through. Along with other community issues, weve actually been waiting for someone to tell us how to get the spikes on our wall fixed since we moved in! The community owns them, not us, but 7 managers later and Im STILL explaining the situation over again. Current employee, Isabel, is inept and cannot read emails. There isnt enough room here to elaborate on all wrong in our community and this hoa management company. STAY AWAY from CAMCO managed communities. I wish we knew more before we moved in.

Isabel lacks professionalism and knowledge of any kind. Received an email from her using no punctuation. They will not contact homeowners who park on sidewalks or who have dogs of leashes. Multiple 911 calls have be made due to dog bites and aggressive dogs loose in neighborhood. CAMCO only cares about vegetation in yards over personal safety. Would not recommend.

CAMCO has to be the worst HOA. I don’t understand how they even function on a day to day basis as an actual Association that manages properties. The office has a constant turn over and no one seems to know what is going on. It’s been a month and a simple request to have a garage sale has yet to be reviewed or approved. This is my 2nd time in 3 years requesting a garage sale in our gated community and it’s the same thing with an entire different staff. My last garage sale request never got approved, I never got a call back or anything. When buying a home look for an association that actually cares and that is responsive to you as a homeowner, NOT CAMCO.

Majority of HOA fees goes to parol trucks to enforced parking rules but seen tenants pay off patrol officers to allow them to illegally park on sidewalks. Ive seen a tenant who has 4 cars parked outside while he uses his 2 car garage as a man cave.Ive seen a tenants do a car burn out and rev their engine as loud as they can at 9pm. Seeing a patrol officer passing by thinking he would enforce loud noise just cheered him on.

My mom has this hoa and it is the worst hoa I have ever seen my mom wanted in her front yard a courtyard and we give them all the paperwork they wanted and this has been since March and they are Barely get around to it and the and no one in the office knows anything you ask them something and they answer to your questions is I dont know I would love to ask them (What do you know) and they are so bad about returning a phone call Not Very Professional

This company fails to follow our CCRs. They constantly ticket folks for “improper parking.” However, when our pool needs to be fixed, they fail to do that. Our pool has been empty due to needing replanted since Fall, when unfortunately, the contractor had a health issue and Camco was well aware of that so the work did not continue. They failed to find another vendor and our pool is still not fixed. This has been several months and now it is getting hot outside and people want to get out after this pandemic. FIX OUR AMENITIES!!Please make sure you know who runs your hoa. Don’t go with Camco. We are considering leaving over this horrible company. I doubt anyone would buy our house though with the run down nature of this place and an empty pool. I will be encouraging our community to find another hoa company to manage our community. It is completely unfair for residents and they must do something. We pay our dues just to have tickets out in the side of our cars and no amenities. I would give zero stars if I could.

I am very displeased with our current services. I understand that it takes time for approval of things but I have grown impatient after trying to follow up on my architectural application. We initially sent out a request almost TWO months ago in early September. When we had our backyard done, it took them about 3 weeks to reply so I figured it may take awhile, especially with COVID. Regardless, I tried to follow up after a month and was told on the phone that I needed to provide more information for approval. I sent all the information in after that phone call and then was emailed again asking for information that I’ve already provided in my very first email. What upset me is that there was no paper trail of my prior emails and information. Was my application even looked over? Another month passed and I email again asking for a follow up. No response after a week. I call again and the kind gentleman helped me by forwarding me to the person in charge of my community. I left a voicemail because she was out at lunch and never received a call back. Now the pergola that I wanted to buy is sold out everywhere which pretty much makes my application void. I am extremely irritated that now I have to go through the whole application process again. I will be making a call again tomorrow.

The worst HOA Ive had in 15 years living in Vegas, Took over my neighborhood June 2020. I have received at least six violations since then, all but one were architectural which were approved by the HOA four years ago. Website is not user friendly and they do not answer questions from the website. CCRs were not available online either. After complaining about their incompetency I was given a BS leaf violation the next week for retaliation. One of the reasons Im moving is to get away from them.

If you want the most expensive HOA $135 per month with the worst service hire Camco. Weve been complaining about the cars parked on the street at night for years. What a waste of time. Some cars are parked on the street so long they actually have covers on them. Wave runners and trailers too. Camco never patrols and certainly never does anything about the problem. The only thing they do well is sned their bill every month right on time. Camco should be embarrassed for their service. Its very frustrating to have rules that are not enforced. What do they get paid for?

Please heed this warning,I had to get the HOA attorney involved to explain to them the particulars of the law and this still failed to move their position and cost almost 2k to the HOA in legal fees. and left me openly apologetic to my board of directors for the mistake in my judgement in my initial decision to accept their bid based on their treatment of me which was flattering and kind and i fell for it until my signature went on the contract and it all changed to the basic effect i had sold my souli was made ashamed and embarrassed by them as they fooled me.Camco insisted that the board of Directors bend to their will, regardless of what NRS 116 stated or hire another management company, so i did just that , with the blessing of the rest of the board and termed the contract just to have them in our rear view mirror and pay the costs associatedi waited until now, until the transfer was complete to make this review.please understand, i write this review, and it does not flatter me for correcting my mistake , but i can only pray, that another board does not make the same error in judgement.if you wish to surrender to your management company and have no say and just be told to shut and sign the checks then by all mean hire CAMCO and i wish you better success and less expense to your HOA than my experience

We have never had the level of disrespect and lack of customer support as a home owner in s community managed by CAMCO. I do not think that their service is what is depicted on their website.There is no follow up to questions, there are excuses as to why they cannot provide service within an expected time frame such that the home owner needs to understand that the volume of requests are overwhelming for the organization. I would think that if you can’t keep up with volume, then figure out a more efficient process to deliver service. I think that’s the most common thought in service industries.

I just received a letter from them and I don’t live there anymore. I emailed them explaining them that I have a property management company that handles that home, but they never seem to follow up, they are bill collectors that drive around from neighborhood to neighborhood “patrolling”, taking pictures of weeds, they are NOT responsible anything happening in the neighborhood but collect money. Literally.If anyone is tired of that, as a community we can come voice our issues and do something about it.Feel free to reach out to me and let’s talk about it.

The community manager is the biggest liar I have seen. She accuses me doing things and when asked for proof she has not provided me with it because she does not have proof. She has the Board of Directors in her pocket. They are her puppets. This company is the WORST management company Ive encountered. I work with several different HOAs and never have problems. This is the only company that has caused me so much stress. This company cannot be trusted. They alleged me of doing stuff that I never did. I am a big believer in Karma and what goes around will come back around a thousand-fold for this community manager.

WORST HOA Property Management on the planet! They don’t even rate 1 star; unfortunately, google does not allow anything lower so this is what they receive. They lack customer service in all areas regarding emails and phone calls. You can never get ahold of, nor speak directly to the property manager nor the assistant and I’m always transferred to their voicemail to leave a message that NEVER gets returned. Emails must be going directly to their TRASH BIN because they never follow up with a reply. I am not the only person that experiences this in our community but it is sad to pay for a service that does NOT provide services to their clients. Our communities staff members should be fired for their lack of work ethic and lack of overall awareness of concerns for the communities they oversee. I STRONGLY DO NOT RECOMMEND this Company to anyone!

I dont recommend that you purchase property that this HOA manages. This is the second time Camvo has been our HOA when purchasing a house and we regret buying property again to b mismanaged by the HOA. They dont assist you with your needs, they dont take care of the front yard as indicated ( never seen anyone up keep the plants and shrubs), and they dont work with you on getting your request for any of your needs in a timely manner if your email them ( they will tell you they didnt receive your email, and do not respond)!Basically they are unprofessional and lie!

CAMCO bought the small property management company our HOA hired and killed off that friendly, customer service-focused business. CAMCO has been gobbling up these small companies to grow into a quantity-over-quality business---increasing monthly fees with long list of add on costs and freely spending HOAs budget indiscriminately. Horrible document keeping and accounting, so pay close attention to invoices because they will NOT! Little to no accountability, so any complaints are met with blaming the HOA customer and eventually terminating them.

I must agree with other reviews of Camco in that they appear disorganized and are nonresponsive simply by the facts of my experiences this far:- vague information in there violation letters that quote regulations which are completely subjective and opinion based.- lack of response to two calls and an email request for additional information.- violation letters that received many days after being typed up and almost at expiration of the 14 day grace period.- slow response to damaged community property.I prefer not to provide my opinion, but rather let others make judgements based on fact.I cant recommend them for anything

Hi guys; I wanted to pay my bill via the Internet and finally got a young lady that helped me out with a one time check payment. I had some problems with my computer most people would have been a little upset with me but Velvet did something I am totally not used to. She held in there and got me on the wright track. She was so upbeat I was amazed by her knowledge and of course her Joyful and Happy tones in a frustrating situation. AND if I was still working and not retired I would hire Velvet in a New York minute and you would lose a fantastic employee, no matter what the cost she would be mine. You better keep her as I am positive she would make any business better just by being there. I have worked in a hospital for 34 years and I know a people person when I see or hear them in a people oriented position. Thank you so much for the wonderful experience and you should work on getting more stars for employees like Velvet. Please thank her for me. What an amazing experience. Is it possible to hate a property management company? Well I do. This company has made mistakes with their accounting and have accused me of Counterfeiting there their company correspondences. They tried defaming my character with my HOA. Which is ridiculous, and I have proven that to them. However they dont admit their mistakes , nor do they tried to correct them. My advice would be to find any other property management company.

Lack of professionalism and poor management!!!Every time I call to report an emergency or ask a simple question, the receptionist always transfer the call to agents that are always away from their desk or busy, takes them more than a day to call back.When you ask for an office manager or someone in charge the receptionist says there is no one to talk to! and she is Incompetent to answer simple questions.

Ive been a homeowner where CAMCO has been in charge of my association since 2008. They are very knowledgeable with the rules and regulations for the communities that we live in and help protect the integrity of them. I recently was put on the board of my community I live in and the CAMCO rep (Tracey) assigned to our community has been very helpful in keeping our community looking great. Shes very informative and knowledgeable in terms of budgets, rules and helps facilitate our meetings By listening to what all board members have to say and execute according to the best wishes of the community.

WORST MANAGEMENT COMPANY EVER. I cannot comprehend how this company is still in business. The community association managers are about as helpful and pleasant as a bag of rocks. I feel as if a teenage girl with a limitless credit card is in charge of their budgeting. Do not utilize the clubhouse that they have included within your community--you will either fight for several months or never see your deposit again. Do yourself a favor and avoid buying any property owned by this company--theyre absolutely useless and should not be allowed to manage anything.

It’s been 3 months and I continue to get the run-around. We just moved into a newly built Woodside community and our gate seems to always be broken. The concern is not that gate breaks, it’s the amount of time it takes for the community manager to have a vendor come out to our community. We’ve gone 5-6 days without repairs at a time.

Late to meetings, lack of attention to detailand staff(lucille) doesnt believe that a conversation should last more than 20 minutes. Even if it is to ask questions about the services that one may be paying for. They also dont send out information regarding decisions that need to be made and involve others. Find an other business that actually holds others accountable and gets things done.

What a disappointment to live in a development managed by CAMCO. Out of all the HOAs Ive experienced they are by far the cheapest and most disorganized. Our neighborhood looks awful thanks to CAMCOs negligence.Landscaping has died and is either left there or removed and not replaced. Trash has been dumped and not removed. Sprinkler systems are broken and y repaired.

Hands down the WORST H.O.A. Ive ever seen in any community, in any state! I was warned about them by a neighbor before even moving in, but I had no idea how bad it would be. And beware the fake positive reviews that theyve started begging people to leave for them.The property looks like crap, everything is always broken, they ignore serious issues, but they instead spend time hounding all the residents about the stupid little things. Half the time, they are blindly accusing everybody of things that arent even true. For example, getting warning letters that Ill get fined because my NEIGHBORS trashcan is in the street. Another neighbor was warned about a fine because their kid drew ABC on their own driveway in chalk, which washed away before the letter even arrived!CAMCO is seriously run like a terrorist organization. I will NEVER live anywhere that uses this ridiculous joke of a company as the association. I hope they get hit with more lawsuits and go bankrupt soon.Leave your good tenants alone!!!!!!!

Being a Realtor, sometimes Im asked by my client to request additional information regarding the HOA resale packages, Velvet was very kind and helpful in answering my questions. Im the kind of person that is in favor of having a property management company to help with your neighborhood dealings and keep the peace between neighbors as well as maintain the value of the area. However, CAMCO is one of the most inefficient HOA companies I have ever dealt with. They are completely incompetent when it comes to enforcing their own regulations. Our HOA has been with CAMCO for several years. We have been through our share of managers, but have found the right fit. The website isnt all that with bells and whistles, but you get what you pay for. The most important thing is CAMCO is diligent with providing Board member training. If you are having trouble with your manager, be a professional and identify the issues with them and how you and they can solve the problem. If the manager fails to meet your expectation, then ask for a new manager.

Too bad you cant give 0 stars. I sold my house and I am very happy I dont have to deal with them any longer. When selling my house I requested a sellers package of the CC&Rs online to be mailed to me (they charge $30 extra to mail). Of course, when selling a home, time is very important. The CC&Rs never showed up. When I called they acted like they had no clue what I was talking about. They finally found my order and blamed it on someone else. Didnt even bother to apologize. Then they told me I would have to pick it up if I wanted to get it in time to sell my house. They didnt even offer to refund the $30 mail charge. Thanks CAMCO for the excellent customer service, as always your mistake is someone elses problem.

Where in the world does this hoa find time to zoom in my neighbors yard and take a pic of weeds and send it to me under my address saying it’s my violation. Also I have a cable from a satellite dish running down the side installed professionally and got sent a notice to go to a hearing because it is an “unsightly cable”. Have to paint it to match the color of my house.

The HOA response time was pretty good. Renters of subdivision homes is always challenging. Im glad Camco was able to resolve the parking violations within a reasonable time without negative reactions from the renters.

Our Spanish Springs Subdivision has been working with Camco for over 10 years. Their commitment to excellent service is undeniable, we love their staff and the response time is excellent for the industry. You won’t find a better HOA management company out there. Their team concept is good so no matter who you call you can get an answer or directed to the correct department. Give them a try you won’t be disappointed!!

DO NOT BUY OR RENT A HOUSE THAT HAS ANYTHING TO DO WITH CAMCO! Worst property management company out there. Im the kind of person that is in favor of having a property management company to help with your neighborhood dealings and keep the peace between neighbors as well as maintain the value of the area. However, CAMCO is one of the most inefficient HOA companies I have ever dealt with. They are completely incompetent when it comes to enforcing their own regulations. The only thing they are good at is collecting fees and send mails to tell you that you have weed didnot take care of in your front yard.

As a board member let me say, they simply dont do their job well. CC&R rules are not enforced. They play fast and loose with the rules. They are very expensive for what they provide in the way of service. We are currently looking at other companies. Id pass on these people if youre looking for a new management co.

I am on my HOA Board and we switched to CAMCO for our Mgmt Company a few years ago. We couldnt be happier with the service they provide. Ginny and others are so responsive and proactive that we rarely have to ask them for anything! They never complain when we ask them to follow-up on even the littlest of things:) They also have such a huge network of reputable companies they have worked with; we always seem to get low prices on bids and high quality work from vendors/contractors. Id recommend CAMCO without any reservations to anyone looking for a high-quality, dependable management company!

If I can leave 0 starts I would do that. Worst company. I moved in 3 months ago in a house built a year ago. The previous owner had a plan for the backyard, but never started it. When I took ownership it was a pile of dirt and 3 months after I moved in they sent me a courtesy letter to fix up my backyard. My wife got laid off from work and she went back to school, but they didn`t care. They don`t care, if I have to use up my savings to do my backyard, but not feed my daughter or let the house go into foreclosure. Plus when we got the fob key it was defected and everytime I call they say, we are expecting the new box next week. I`m not sure when this week will come. The worst company!!!

As previous reviewers have commented, I cannot recommend any property managed by this company either. They are only effective at sending out petty violation and payment notices. What I am most frustrated lately is within a few months of moving into this BRAND NEW community they are increasing the HOA fee. I wouldnt mind paying a higher HOA fee if something was actually being managed. They send out a notice 1 week before the hearing. Not everyone can spontaneously take a day off work. Further, I dont live in a gated community, the public areas are poorly kept. What really are they managing? This is such a joke. My previous HOA fees were several times this but I didnt mind paying that, why? Because they actually actively worked for the community and addressed any concerns within 1 business day.

CAMCO has a superior staff of community managers and assistants who are knowledgeable and indispensable especially to novice HOA board members. Ours is a new community and our HOA is one of the best because our CAMCO management team not only assists the Board but takes immediate action on Board decisions and gets things done. It baffles me that these people have such good reviews! CAMCO is horrible. They wont even supply us with pool furniture or umbrellas. We have to sit on the floor if we want to go to the pool. They also removed a gate to avoid paying to fix it. All for over $80 per month HOA payment per month. Unbelievable!

Our landscaping is never done right you cant even navigate the sidewalks and they tried to charge everyone an exorbitant amount of money every month so they can post someone by the pool to watch for social distancing
