RAILROAD=Train horn all night. Backs up to a very loud street where motorists often like to share their music and the modifications to their exhaust systems. Shares a parking lot with a gas station/convenience store, which was nice in the morning to fill up prior to heading out. Trash was overflowing. The grass was very well cared for. Caps for our sewer line and the site next to us were missing allowing the sewer gasses to escape. It is important to support locally owned businesses and I feel bad as they cannot help the train track or how other motorist drive on the roads around them. Unfortunately this park did not make the return to list.

They had to replace my whole floor in my slide out and did a beautiful job.

Great place to stay a couple days or a couple months. Easy access to anywhere in Wichita/DerbyThe owners are great. On-site laundry is a plus!

The lady was real nice to help us out by fitting us in but she put us in lot 26 next to fence and the traffic and train kept us up. But what was real bad was q trip turned on water sprinklers at 3 am and it hits your trailer so hard it is like someone is constantly beating on it scared us and kept us up too.

Stayed here for 6 months while I worked as a traveling Technologist at a local hospital. Stay was nice management was very friendly. Noisy due to train but one gets used to it.

Not a bad campground. Friendly people there. Fair prices.

Good stopover... Only issue would be some low-hanging telephone lines near site #26... Got on top of the roof of our RV and lifted the lines clear of our AC units and got out clean with no problems. Might want to set a warning in that area though for other high RVs staying. TBH, though, it wasnt a big issue, and may just have been due to the winter weather. (looked like the lines might have had some ice coating.)

I have lived at this property for well over a year. Management has outstanding customer service, well maintained. I highly recommend staying here. Very peaceful, and full of good people. Very convenient location. Come by and check it out.

Once you become desensitize to the sound of the train K and R is really a very quiet and mature RV park. The WELCOMING COMMITTEE consist of two very pleasant and understanding ladies (Charlotte and Nan) 24 hours a day.Thanks for everything!

There are far better places to stay. Lady in the office was very rude, had such an attitude. Really needs training in customer service. Bad for business. Location is good considering it’s next to a gas station, and I don’t hold them accountable for being next to a train, the train is not their fault. But next time I’m in town, I will absolutely look for another park to stay in that is more friendly and welcoming.

Very good Park to live in my aunt my mom live there a year or so everybody there is very friendly and pretty much gets so long not a lot of bad neighbors no everybody gets along you got something you need help with normally you ask one of your neighbors they have no problem theres a laundromat on site they have a playground for kids to play

The night management is very rude there was an elderly couple come in from my hometown I spoke with them as they pulled into the park I asked if they needed help setting up their camper they were confused on the camping spot so I called the night management spoke to a lady I believe her name was man I asked if she could come to the site and assist she sent her husband arrives I said good evening sir hows your day it was a very smart remark he said my day is fine I dont know about yours I told him I was looking for him to help the elderly couple he told me go home mind my own business he was very rude very disrespectful and did not help the elderly couple with their request... Data management in Charlotte is a very nice person night management horrible...

We love this rv park very relaxingAnd the manager are great people very affordable 👍 my book.

Its been quite a while since I was here. It was ok, nothing amazing but pretty conveniently located to be able to come in off the highway and get back on the road when youre ready. Theres a big well-lit QuikTrip butted up to the park which is convenient but a little noisey at night. Theres a train track across the street thats also very loud when the trains come through. Not exactly the nice part of town but gets the job done for the money.

Streets are kind of confusing and security watches u if u come home late/early morning.

(CURRENTLY STAYING /FAKE NAME)this rv and camper park is just a place for you to park your camper for a long stay or just for the night. The expenses for stay, trash, and electric is a little high but its a place to stay. While the neighborhood isnt the best place its somewhat okay if your able to lock everything up, rarely people who dont live here walk through but leave shortly, (have had a few theft scares).Depending on where you are located in the park is best for some great sun when its out or some grass. When the lawn is mowed it is done well we dont know if a set schedule but understand with weather conditions of a certain day as well.You stay behind a QT and are next to train tracks and k-15 which many cars go through and are loud. Once you get used to everything it doesnt bother you. Some neighbors are nice and some are mean while others mind their business.Trying to figure out how to get my children into the play ground, which covid its understandable but they would like to play somewhere where the place isnt closed. Will update stars if we can see what thats about (UPDATE: they didnt have papers to sign for liability, asked about going, they said it was okay. So we went a little later and it was shut, ive only been in once being really lucky because the door into the playground is always closed plus office people are never there)No public restrooms! Youll have to go to QT. If you need to do laundry youll have to ask for the code. They is a washer that takes 2$ while the other two cost 1.50$, the washers are the best for washing, when you want to dry you clothes your probably up for the bigger dryer that costs .75$ it gets the job done. If you cant and use the small dryers youll have to run a large and medium load through twice, they are low on the ability to dry but can get it done if needed, they cost 1$. There is also a place to fold your clothes if needed. It currently closes at 1-2pm and 8-9pm for daily cleaning.One minus is having to take your trash to the office to dispose of. Maybe budget cuts?Also the roads are an improvement from the pot holes that were there. Thought there was gonna be actuall tar put down but its understandable. Its not cheap for secial stuff. Throughout the place the roads are nice a little bumpy but much better than bigger potholes!👍

Been to the QT across the way from here allot, but Google keeps asking for a review so... Really tall wall around it so cant see much, as you can see in the name its a RV park so you see lots of them, no clue if they are shabby, but the ones you do see either look okay or are fairly new. The crowd you see coming over to QT sometimes give off the shady vibe or you can tell they are down on their luck. Just my observations and but you could definitely do worse then here, worth a actual look of you have a RV.

For being short staffed, they were on it. While we were there, 3 LG. prom groups came in. Still had good service and they got the food out in a timely fashion. Good job!

Stopped in for a look around, and looked quiet and kept up. Seemed like a nice place to park for a weekend or a camping trip. I dont own a RV but I saw that they do have both hookups for rv and for 120v in case you just need to plug in a generator or something. I didnt see anything else because we were in too much of a hurry so my review is short this time but again it looked nice not trashy.

A nice, clean place to stay. The price is excellent, management was so friendly and helpful. The park was quiet and peaceful. Yes, there is a train nearby, but it did not disturb our sleep at all.full hook ups and a laundry room is also available. Id definitely Italy stay here again.

Run down and old trailer park

I stayed here for about two months due to my job. I found the manager, Tim, to be extremely gracious and good natured. They are very accommodating to ensure that the guests have their needs met. There are trains that go by, but I can tell you that once youre here, have the AC going, you either get used to them or completely zone them out. The loud music from a club that someone else wrote about, I never heard it. Traffic noise, theres a little, but once again, with the AC going, you dont hear it. The lots are big, and the trees are simply gorgeous! I would recommend this park to anyone wanting to stay in the SE section of Wichita. Close by in a little town of Derby are all sorts of amenities, with several restaurants and fast food places as well. You wont find a better staff than the ones that run this park. Happy travels.

Very nice neighbors that have been here for years! The train does come through so the first night may bother you if youre a light sleeper but we are not so it doesnt bother me or my husband. Nan is a very nice lady but try not to bug her on Monday lol just kidding!

Prices are fair. Good place for traveling workers like myself. But I probably wouldnt bring my family here for a vacation. Also the train horns across the street are very loud 24/7, enough to interrupt a conversation if your outside. There is a Quicktrip right beside the park.

Excellent inexpensive spot to stop for a night. Full hookups. Spaces are somewhat small but for one night who cares. Yes you can hear numerous trains going by from across street; didnt bother us. Manager super friendly and helpful. Wed stay again going thru the city; we loved the downtown location. Pet friendly and a small playground too.

Just arrived today, the water was dark brown (like it came from really rusty pipes), and the internet is nonexistent. Id give it 1 star but after we asked about the internet someone did reboot the modem with incredibly limited results. There is a note on the office door that the septic system is backing up and overflowing. No one on duty on the weekend. Have low expectations and youll be pleased with the place.

I WOULD GIVE 0 STARS IF I COULD!!!!! BEWARE OF THIS PLACE!!!!This RV Park has 55 lots with full hook-ups. At my RV site the hook ups for sewage was clogged and it didnt seem to matter to them!!! It has a laundry room with washer and dryers. The washers cost $2.00 a load and the dryers are .25 cents per 10 minute increments, but the dryers dont work that well, it took me almost 2 hours to dry a small size load, which ended up costing $3.00. Which really sucked, I couldnt imagine what a full size load would of cost me!!!! The laundry room is dirty, they dont keep it cleaned up, Ive found all kinds of trash and dirty clothes that were left behind. The sink in the laundry room is disgusting. It was filled with dirt and leaves, which I had to clean out because I needed to use the sink.They allow pets, but you have to be careful where you walk because there is dog crap everywhere!!!!!The roadways in the trailer park are full of pot holes and there are a lot of bumps, from where they tried to fix the pot holes, which they did a very poor job in my opinion!!!The rent is supposedly $265.00 a month plus electric, but they OVER CHARGE big time! I ended up paying close to $500.00 a month with the rent and electric together. I personally think that they are screwing people over on the price for electric; because it seems inconceivable to me that I would run up a $240.00 electric bill in my camper. I use propane for my camper also. Plus I had a 2 story house before I chose to live in my camper and my electric bill was never that high!!!! Im not the only one complaining either, because I had a some other tenants come up to me, griping and complaining about how expensive their electric is and how it shouldnt be that high!!! Some of the tenants that I spoke with, have been at the RV Park for over a year, and they told me that their electric bill has never been that high, unless they are over charging people!!!!!Another thing, they have a man who takes the trash to the curb on trash day. Which I didnt mind, until I seen the same guy lurking around, Ive personally seen him looking and listening to people in there campers, then if he hears or sees something of value or of importance, he will report it back to the Manager of the RV Park. So Creepy!!!! There is no privacy whatsoever!!!!The Manager Nana says she will work with you, if you need extra time paying your rent, but thats not true, they will kick you out if your a behind, so the manager doesnt work with you like she says she does!!!! In my opinion; the manager likes to say that she will work with you, but thats a lie, because she wants to know when she needs to draw up the eviction notices!!!!Plus, in my opinion, they are liars at K and R RV Park, dont trust them whatsoever!!!! I would never stay here again!!!!! I WOULD NEVER RECOMMEND K AND R RV PARK TO ANYONE, !!!! BEWARE!!!!

Gave a month electric deposit of 150 and stayed for 2 weeks ask manager to refund balance to my card and to this day still haven’t received refund total crooks

We stay at k&r RV park twice a year. Older park with several longer time residents. Generally a quiet park with the exception of the train. Park is well kept. Close to shopping.

Rates are reasonable. Staff in nice. The train tracks across the road are very busy and the trains are always blowing their horns.

Staff works very hard to bring the place a nice one and are very good. You have to be use to train horn and car traffic. It is good for a stop or few days. Close to everything.

The lady in the office was very helpful. You will need to call ahead for reservations. We were only able to stay one night, as we hadnt. The trains were loud, but one gets used to it. Our kids slept peacefully.

Terrible! The managers are not helpful. There are special rules for certain tenants that dont apply to others. We got a notice that it was an extra $120 to keep a small trailer which we were willing to pay then got a 14 day notice to have the door of the rv fixed and trailer removed or we would be evicted. The 14 day notice is not even up yet and was told I would not be renewed. Very unprofessional

I have been at the park for 6 months now and the Management was great and helpful. If you are looking for a fancy RV park this is not it. It is for the working men in the world that need a place to put their head. Thank you for my six months here

Always a good visit

Management told us they had pull through spaces, but upon arrival they only had 2 spots for 1 night stays only. The space we got was covered in dog poop. Everyones dog was running around off-leash. I actually had to kick one off of me! The park is more of a run-down trailer park in a shady area of town. Its located directly behind a gas station and a VERY busy section of train track. 1st night there I woke up every time the train went by (dozens of times). Would never go back. Our stay here made me wish we had just skipped traveling to Wichita all together.

Me and my husband stayed there for about 3 months in spot 2 and had no problems. Rv park was nice and quiet except for the train but you get used to it. The Wi-Fi was fair and the staff were really nice and helpful. It was altogether a nice park. We will definitely be back.

For those looking for an rv resort please use your brain and other senses and observe that this isnt such and not marketed as such. Its a good place to stay for us while on business, and regardless of where you go in august in KS, you WILL run the ac constantly. Great place for the price!PS- trees in Kansas mixed with rvs or trailers agent a good idea... a tree falling on the camper would not end well

I would recommend k and r to anyo ne in need of a place to park thier rv or fifth wheel for a weekend or a year. The staff is both friendly and efficient and on the off chance that an issue should arrise they will handle it quickly. I believe that mallows negative review is a rare incident as i have lived there for the last year and couldnt think more highly of the park. They were kind and understanding enough to work with me when i had a family emergency and i am forever grateful for being treated by them with respect and humility and not as just another rent payment. They are security conscious and one neighbor looks out for another keeping it a safe place for families. I am glad to have this chance to say thank you K and R for everything and I wish the owner and the staff only the best and most wonderful things that life can bring!

Not fancy, good for overnight stop, convenient, easy to find, wifi is good, alot of older permanent party rvs. Yes, you can hear the trains, but had no problem sleeping. We made phone reservations. Went directly to our site.

Lived here 8 years. Lot 23 before qt, n moved to lot 73..was happy until management changed to nane....wouldnt help us....never complained ever. ..or had any. On us ....never stepped foot in office. Until they put the rude disrespectful with 4 nippy yippee dogs behind us ..in August 2016....whom let them run everywhere pooping , barking. at first then nane management had them out up a tacky fence. ...which didnt stop the barking and she made it worse for us.., parties every night slamming beer bottles, n the terrible stares from Mark n his wife Heidi ...I let it go for a while like months, nane never came around to even ask how things were...sick of them n nane.. I was by then..eye for n eye I am... she told me us one thing then tell them another she lied. .no help....and is worthless...but she has dogs too and doesnt follow the rules she puts out herself..showed her a video she says oooo this not how I run my park.......having guys underware hanging up for days..outside...what a great view ....its turning into a bad place shootings, someone lighting them on fire cause on drugs......this is how she is running her park....I have 8 gbabies not allowed in my book whats going on there ....sad it was great when tim ran it n took care of his good paying people...we see how she runs her park now...lol ..I still have videos on my phone. ...its sad people dont do their jobs....n its true she dont come out unless tim coming into town.....I believe in karma. ..n of coarse by the 3rd, 4th complaint we made on these people n after he mark shimpa the problem patron of 5 months by then....flipped my gkids off n they turned table on us.....that was when we were done here. ...so I need to thank them for my beautiful house w swimming pool, hot tub...thanks for being mean,rude,disrespectful to good people whom minded their own..

Ill be perfectly honest from start to finish here. I did a drive thru here first & decided to check out the other two RV Parks in town...what I discovered is that Air-Capital RV Park lies and discriminates against women, non-whites, homosexuals, and RV older than 3 years old & more.......HATED IT! Then I check out USI-RV...The staff there went out of their way to help us. Unfortunatley we would have had to stay in the overflow, then move to a more permanent spot once one opened up (they were booked up due to some construction events going on) anyhow I didnt want to have to move our 5th wheel twice within the park which they understand. They recommended K and R RV park, so we went back down there. Dennis the manager was laid back, easy to get along with as the check procedure took all but 30 seconds. He gave us a variety of shaded site to choose from. We absolutely adore the space we have here now. Concrete slab patio that was shaded by a big tree with lush grass. There is also common use park right the street between our site and the office. I have read the negative park reviews by other butt heads, but really its just a matter of whether or not the glass is half full or half empty....Yes there are some older RVs that are in need of some exterior fairy dust to be sprinkled onto them, but they are pretty much in the back of the park, There are Nice buses here, Montanas with 5 slide outs, etc. I absolutely LOVE this park. The neighbors mined their own business, yet wave which tells me that they know who should and should NOT be around my RV.As far ad the Trains going by yes indeed they do, however even though Im not used to trains, I HAVE NEVER BEEN AWAKEND DURING NIGHT-TIME SLEEPING HOURS, AS WELL AS DAYTIME CAT-NAPS. Actually I think that the trains add a sense of uniqueness to the locale..in fact I actually like it. The trees are mature and the common use grass park are fabulous to go walking bare foot in. (residents do pick-up after their wolf canine decedents).There is a place called the Lords Diner within walking distance up hillside that offers FREE meals to ANYBODY from 5:30-7:30 7 days a week.There also a dog park with no leash sections for you pet to esxcercis with out being inhibited, and if your lucky you will be there when they fly the model airplanes, Neat-O! Close to Wal-Mart, braums dairy store, payless shoes, spanglers a 50s stile local hamburger chain, family dollars, rainbow bred baking AND storefront bakery outlet Auto-zone, Orylies, Bank of America, AlDIs , DILLIANS (Kroger), Theres a local Mexican And Asian Store right across the street/around the corner. Beer store fronts/alcohol store right around the corner. a Boy sells local grown cantaloupes, water menons, AND SEEDLISH watermelons that were the sweetest I have ever tasted. secure onsite laundry facilities with single and double loaders with folding table baskets. I HAVE BEEN HERE 3 WEEKS AS OF TODAY AND ABSOLUTELY PLAN TO Stay Put for a very long time. Additional the bus stop bench is about a 14 minute walk UP 31ST ST @ Davidson St. We pick-up several over the air TV stations just fine, This is the best campground in Wichita. the price is reasonable for a one-night in the teen-bucks price range rather than 40+bucks per night, This is a very quiet park and I have yes to hear any bar music till 2 am, there is A MENS AND LADIES CLUB NEXT DOOR THAT DOES PLAY MUSIC ON THEIR PATIO AT NIGHT-TIME but the volume decibel is just barely audible and that is definitely not enough to make anybody lose any sleep over unless you turn on your ear amplifier & drill a hole in the fence to inset your super sonic hearing into as the old foggy stated in a previous review.There is absolutely Nothing wrong with this park, I WOULD RECCOMEND IT TO MY mom

I havent lived here, just driven by for years. Maybe some people like that feel and Ill bet the prices are great, but its not for me.
