Not a very friendly cancellation policy even for members. I wouldn’t try booking here again. There are many other parks who are more than happy with 24+ hr notice, but they want at least 2 full days.

Stayed here for a long weekend. Overall a pretty good campground. Would book again when visiting the area. They are expanding and renovating and I look forward to seeing the improvements. Not sure what others were talking about small sites, ours and the other sites nearby had lots of room between rigs. Decent amount or trees and greenery. Staff was friendly and helpful. Despite being the off season, a good amount of the amenities and activities were available. This was a Halloween themed weekend, and the Kiddo had a great time trick-or-treating, but sometimes it was hard to tell what sites were participating -- Ive been to other campgrounds that give signs (like a big orange pumpkin) to hang up at participating sites; I would recommend the office look at a solution like that. The biggest drawbacks here are the highway noise (not terrible or surprising, but noticable) and some of the long-term units that looked run down and untidy.

Nice big RV park, as with most Holiday KOAs there is a huge focus on families and kids. The employees were working hard to ensure activities were ready for the next day and all was set up. The staff was very pleasant, the sites are a bit close but everything is in place and easy to hook up.The cons included dogs barking through the night and loud adults.

Would of been a 5 star review except the office doesnt close till 10pm but the phones shut off at 5pm. We were coming in around 630 and tried calling for over an hour to see if there was a site available, upon arrival staff was friendly and accommodating and informed us of the phone issue. Campground seems very family oriented kids and adults staying were pleasant no late night partying which was nice.

Just stayed at this local KOA for the weekend and it was a great experience. We booked the deluxe RV campsite which came with a gas grill, patio table and chairs/area, and fire pit with plenty of shade. They also have pup sites where they have little fenced off areas you can put your dog at your camp site, which was nice. We had tons of fun, especially our toddler and dog! They had different fun activities for the kids each hour and throughout the day had the air-conditioned rec room open with activities for them to do and a huge bounce pad. The water play area and pool were lots of fun for everyone and wasnt crowded which was nice. They also had a dog park for the dogs to play in which was nice. They had a local on site store and Cafe which was convenient for items you may need or if you didnt feel like cooking. They also had clean bathrooms, showers and laundry rooms for people that needed to use them. They also offered cabins and covered tent sites for people who dont have an RV or trailer which was cool. The camp ground was clean and all the staff were really on top of making sure everyones having a good time, They were friendly and especially good with the kids. My only issue was our camp site 149 had quite a few wasps or yellow jackets during the day which we didnt like but luckily no one got stung or anything. Not sure if thats something out of their control but other than that everything else was amazing and I would definitely recommend staying there especially if you have kids theres so much to do, you wont be disappointed.

Ugh. So the positive first. Staff was very friendly. Nice pool and hot tub area. Family activities. DONT stay in cabin 32. Bedroom had window unit and then the other window had a hose taped to it. The tape came loose and was letting hot air in. Loft area doesnt have any airflow. We had a picnic table on the side in the grass and a fire pit near wall. No BBQ. No nice fire pit like the other cabins had. Nobody showed us to our cabin so ended up parking in the neighbors space. There were other cabins that looked nice. RV spaces look amazing. dog park is fenced in dirt area. no shade one rickety bench. The KOA in Colorado City is amazing. We expected more. So disappointed.

Overall, a fine place for an overnight stay with lots of activities for kids. The bathrooms and showers were not up to the standards of other KOA locations we have stayed at. There were 2 bathrooms, but not enough combined stalls between them. Also, the womens showers were too small and did not allow sufficient dry/private space. The bathrooms were also very buggy. Yes, camping, I know, but this has not been an issue at many other campgrounds weve stayed at. I will say that the staff was excellent and friendly. That aspect did meet/exceed our expectations for KOAs. Sites were great, level and clean.

We stayed in a small cabin and it was perfect!! Not only was the cabin nice but they had so much for our boy to go without us having to drag the little one around. They had the time of their lives and we plan on doing many weekend trips here. Hot tub wasnt working but thats didnt bother us really. We had plenty to do but we still didnt feel overwhelmed, it was a nice relaxing week there.

This KOA is amazing. There is access to local shopping without having to drive far. It is convenient off the highway, but you dont hear the traffic unless you are trying to hear it. They have a great water park and play area. If you are tent camping, all the sites have a covered roof to pinch your tent under. This place is within an hour of Pikes Peak, gold mining, and Garden of the Gods just to name a few.

Stayed a week and overall I would not return. I arrived at 7pm which was when the office closed, this was not said anywhere on any emails I received. I was still escorted to my site but received call next day at 4pm if I didnt make it to office my reservation was cancelled. Apparently I was not properly checked in. That messed up our plans. The sites were too close together for my liking, I will admit in looking at other parks in area koa had more room though. Thats not saying much as you are 10ft from your neighbor. There is ridiculously bright led street lights throughout the park. There was a security camera pointed right at our site which I found creepy, I under stand security at campground but why pointed at sites, should only be public areas. There is no gate to get in and anyone can easily drive in. There was a loud hayride with music that went by Saturday morning around 9am which woke us up. Park definitely geared towards kids. Pool was nice, hot tub jets didnt work and it closed at 7pm. Food at the Cafe was okay, I recommend breakfast but the tacos made us sick. Staff was friendly and park was clean. Bathrooms always clean. Wasnt posted anywhere but they pick up trash for you if you leave bag out. Creekside site not worth it. Cant see the falls due to trees. Highway noise is very loud and noticeable 24/7. Overall too many issues and concerns that would make me not return.

The staff (especially Rocky & Mindy) are professional, courteous, kind and helpful. They even gave us some of their personal firewood, so we could have a camp fire for the nite. EDIT: management reached out to me and rectified the situation. They refunded my full deposit and.spoke with me about my experience. I appreciate them making this right. Five stars! We live in Colorado Springs and due to work schedules we camp locally at places that have a lot of kids activities. We called this Koa before booking to inquire about their water park and when it closes for the season. We finally had someone answer the phone after calling MANY times and were told “we shut down when the first deep freeze is predicted”. Well we drove by Monday and the water was off. We had to leave multiple messages before getting a call back a couple days later and were rudely told that the water park is closed “it is what it is”. Our kids were pretty bummed but the real insult was they charged us a cancellation fee after we explained that the cancellation was based on misinformation. I would not have complained if they would have just refunded our $10. You can do better than this Koa of Fountain we are rewards members and stay there a lot.

Out Of Order… that’s the theme of this park. There is absolutely no sign of maintenance at this place. The swimming pool is a cesspool, the hot tub is empty and a trap for giant spiders, the water park has zero function. The only pump moving water is falling in a torrent from the tower leaving little enough to wet the slides. The water guns don’t spray, the shower sprays are calcified, the water toys are immovable and rusted. The cabin was falling apart, doors don’t stay shut, light bulbs burned out, refrigerator barely keeps butter from melting with a compressor rattling all night, outdoor grill growing a new life form…Bring your earplugs, you’ll be 15 yards from the highway buzzing with traffic all night long.

The staff were pleasant and helpful over the phone. They helped us arrange after hours check in and that was super easy. The campground is very well kept, with lots of amenities. It was very quiet all evening. It was extremely cold out , so that could have been why, but judging by the way it is kept and run, I don’t think excessive noise would ever be a problem. Initially I was so excited to book here. The original lady I had spoken with was wonderful. However over the next 3 months of calling in to get our sites closer together I grew more and more frustrated with the girl I had to deal with and her lack of willingness to even attempt to get us into semi close sites with the rest of our families. The park is mediocre at best. The water park is in poor repair. The young girls at the front desk were too busy singing along to the music to even bother showing me where the amenities in the park were much less go over the activities for the weekend etc. In the end they wanted me to pay $75 for all three sites booked to hold our spots ... so... 25$ each... to hold spots throughout the park. Funny thing, jellystone implements the same HOWEVER they waive the lock in fee if you book 3 or more sites together. Overall I would save myself the headaches of the front office personel here and save myself $75 to book our sites side by side with family and have much superior amenities and experience, not to mention cleaner sight and stay at Jellystone. This place just isnt worth it.

Kids loved the pool, but the water was cold and over-crowded. Park was clean, but felt like camping in a big open field next to a polluted river. Would be nice if KOA could create an access point to the river and maybe help to clean up the trash, but not sure they have rights to the water. Biggest complaint of the trip was the nightly hey rides through the park where the staff leads (with a megaphone) and encourages the riders to SCREAM as they pass other campers. This would be ok for one trip around, but they proceeded to make 4 trips up and down every road in the park each night. Certainly not a restful experience and will not be back.

My 5 year-old son, husband, and I stayed 2 nights in a one-room cabin.Pros: Cabin, linens, and fridge were clean. We appreciated having linens provided. There were lots of activities--pool, water slides, jumping pillow, (small) playground, and scheduled activities in the activity center. Staff were friendly and helpful. Bathrooms were clean. Check in was easy.Just so you know (did not effect rating): Large, busy campground off of major interstate. Children/teens tend to roam sans parental supervision. There appear to be quite a few long-term (perhaps permanent) residents of the campground.Cons: Activity schedule can change with little notice. Dont tell your littles about a scheduled activity until right before it happens, and make sure to check the sign outside the activity center frequently. In the mornings, a staff member drives around the campground with a karaoke speaker and mic announcing the hey ride over and over....then the hey ride drives around the campground (which wasnt bad until the loud music started) saying good morning to everyone. Sinks at the kamp kitchen were gross. All of the strainers in the drains were full of food, and the actual sinks were dirty. I chose the least of the evils (pretty sure there were raw meat scraps in it), dumped the strainer, and washed my dishes without letting them touch the inside of the sink. There are two sets of bathrooms/showers on the grounds. While clean, the womens room had two toilet stalls, two shower stalls, and one ADA toilet/shower combo stall. This was a problem for such a large campground. Pool water was very cloudy--perhaps more frequent cleaning is needed for a tiny pool with LOTS of bodies. Zero crowd control for the pool as well.

Do not recommend. We stayed in cabin 31 - loyal to KOAs and usually have our camper. Booked a “luxury” cabin that backed up to interstate (noisy) and was filthy and lacked the basics. If you’re looking for Mountain Views or a natural setting, look elsewhere. That was disappointing enough but the cabin was awful. Ripped screens; no table or chairs inside; lumpy mattress with a terrible center sag; missing bowls, spoons, cups; dirty ACs; ratty couch; only two lumpy pillows and a thin blanket; bring your own toiletries and hair dryer too. Porch light even installed upside down which was just the metaphor for the whole cabin. Terrible place, paying $75 a night for a site that isn’t mowed, making our picnic table unusable. We asked to move and the only other site available is only marginally better, also not mowed! There is a little strip in the middle of two rows that were squeezed in to fit some shorter campers that seems to be the forgotten zone, that’s where we are at. We asked when our site would be taken care of and we’re told maintenance was too busy at this time, why weren’t they busy taking care of our site yesterday morning? Road traffic is loud as well, not unusual for a KOA.

Jump pad, playground, pool, hot tub, water playground, bike rentals, bathrooms/showers, activity schedule for kids, and what not. Staff seemed friendly and a lot of workers, they also guide you in into your RV spot. My only negatives are: you do hear road noise at all hours due to being close to highway (we didnt hear it inside RV though), they only give you activity schedule for the day checking in and not the next day, and no one monitors the pool area. There were kids in the hot tub, kids climbing up the slides and standing/walking down them, and at one time there were over 35 people in the pool (I thought that was a lot considering the size of the pool and with kids jumping/diving in).

Would not stay here again or recommend it. While the water park is nice we paid $120 a night (which is more than Disney RV park) for our site. A lot of the staff were very rude and seemed very put out about doing their jobs. The kids crafts were a joke and again - the staff were very rude during the “craft time” to my kids. One staff member even commented that she was annoyed that craft time was replaced by popsicles because she had to go to the store and didn’t want to. We’ve traveled for the past 4 years and this is the first time I’ve left a negative review. Makes me sad because I was really excited to visit this park.In response to KOA’s comment to mine: We stayed at Disney RV park for $110 a night and LOVED the park! They offer a comedy show with Chip & Dale + movie every single night. Daily craft times, really nice water park & playgrounds. This is alllll on site! Plus, the staff is wonderful! They even remembered my kids from when we visited the year prior. We didn’t purchase tickets to the theme park the last time we visited. We simply visit because we love the campground so much. And as far as KOA’s go - we travel 6-7mths a year and there have only been 2 that we haven’t been fond of. This is the #1 worst one & the only negative review I’ve ever left. I would never recommend it to anyone.

Our kabin was good and the staff is super friendly and energetic. However, the facilities were lacking on our side of the grounds. For 10-15 kabins, men only had one toilet and 3 showers; ladies had 2 each.

Nothing like watching your kid having a blast while you eat nachos and sip a cold beer. Affordable and clean. Friendly staff.

My and I love this KOA. The staff and Ground Management are outstanding. The park and cabins/camp ground is very well maintained. Great activities for young children and teens. We will keep coming back.

DONT BELIEVE THIER PROMISES...We made reservations 7 months ago with 1 request that our pull through and cabin could be close together. The representative advised it would not be a problem. We arrived today and they threw up their hands at the front desk and said it is what it is with not further accommodation. Our family is split up on this vacation. We are full of regret to book this place.

After having to reschedule this trip 3 times KOA Colorado Springs made it easy! I was pleased with how clean the facilities and property were The HOT tub was my favorite the pool was nice for a quick dip. They have onsite breakfast for purchase which felt like home cooking! The staff was super helpful and courteous. They made sure to make us feel welcomed. They had plenty of onsite activities for the kids. Property is close to a few nice parks like Garden of the Gods and Seven Falls. I would love to stay here again!

For a first KOA experience they set the bar!! Absolutely will be back! Facilities are well kept and easily accessible. Staff is super friendly as well. Love the view of the falls and the camp kitchen right on the water. Cant wait to go back during the summer and take advantage of the fun park! Water slide and splash pad look awesome, since Im a big kid at heart lol. Highly recommend checking this place out!!

This KOA is outstanding! They have an amazing splash pad, a heated pool, a good playground. The staff is the friendliest group of KOA folksWe have met. They arrange several kids games each day, made cotton candy, had S’mores packets available. Our daughter had a blast! Our site wasn’t super level but it was manageable. It just had a great vibe to it.

If you have kids, this KOA Holiday is for you. Their overpriced sites are complimented by a interactive pool with slides and waterfalls. They have other kid friendly stuff. However, I am SHOCKED  that they have been recognized by KOA for this campground.  The weeds at our site were only 3-4 inches tall (this was a substitute for grass), but 1.5 feet tall near other sites and surrounding the cabins. Tables at site unusable. The girl at check in was doing us a favor...oh, and they ran out of camper brochures, so we had a map, but no info on park rules. Had to ask for info about the cafe. Our escort was no where to be found, so we found our disgusting site on our own. Sewer connection was out at the entrance to site (near the road), there was an electrical cord sticking out of the tipped water connection and we had to pull weeds to get to 50 amp connection. (Maintenance guy said water connection was tipped because of drunk people horsing around! Really?!) Our request to be moved to a site with a useable sewer yielded a person in charge who said the empty sites were for people who reserved  (JUST LIKE US!!!!) And it would be way to complicated to move sites on their sophisticated system.  We would need 3 to 4 hoses to reach the sewer. She was more concerned about some Hawaiian luau than extending customer service. Btw, we did not receive info on the luau from Miss Helpful at the front desk. The best the luau girl could do was take 20% off our bill. She did not mention that she was going to remove our 10% KOA discount first. Yup, thats customer service. I should mention one gracious act of a very nice workamper who tried to calm our frustration with two free ice cream pops.If you have a big rig or traveling without family/kids, find somewhere else to stay. It is unreasonably overpriced, very dirty and not well kept.

Wonderful campground with amazing customer service and super friendly staff. They went above and beyond in anything we needed. Pool was heated but not enough for November temps; however the hot tub was perfect. Unfortunately most activities were closed due to covid so we were limited on those things. Camp store is fully stocked and reasonably priced with a great selection. Our cabin was perfect for us (1 adult and 3 little kids) for a single overnight stay and we took advantage of the campfire ring in the back which staff staff delivered our fire wood to so we didnt even have to transport. The only negative thing is the mattress and pillows were rock hard. Not firm but hard! I even checked to see if we were sleeping on wood. Pillows had zero softness or give so sleeping wasnt possible for any of us and we crawled out of bed sore and stiff. If the beds were better Id give a 5 star rating across the board. We will definitely visit again, just try out a different cabin.

Good if you have a trailer and kids but if youre in a motorhome in need of just a night or two, go somewhere else! Overpriced, basically just dirt, hookups not in good spot, find somewhere better!

Enjoyed our stay at CS KOA, was more geared to families, lots for the kids to do, we prefer more quiet, with less activity, but had nice spot with tree and fireplace. Utilized the Kamp kitchen when burn bane in place to grill, which worked out nicely. Plenty of room to walk. The traffic consisted of kids on bikes and go carts to rent, along with golf carts to rent. Water park seemed to be a big hit with parents and kids alike. I would definitely recommend for families!!
